Maintenance Manager

The main purpose of this position is to ensure that the Estates Infrastructure, Buildings & Assets are optimally maintained throughout their life cycle in accordance with approved budgets through effective and efficient management of personnel and other in-house and outsourced services. This is a senior position and previous experience at a Homeowners Association or a related organisation would be an advantage.

Minimum Requirements

  • Grade 12 and at least 10 years related work experience;
  • At least 5 years residential building project management experience, including budget management & staff supervision;
  • Plumbing, electrical & construction knowledge and competencies;
  • Communication, administrative, leadership & management skills;
  • High levels of initiative, integrity and efficiency;
  • Good planning, organisational, technical and problem-solving capabilities and skills;
  • Willingness to work overtime, after hours and be on standby for emergencies.


Key Performance Areas:

Under the control of the Managing Director, responsible for, but not limited to the following:

  • Proactively conducts daily inspections on and attends to maintenance, repairs & upgrading of all common property infrastructure on the Estate;
  • Ensures compliance is maintained with building & statutory regulations, Health & Safety, Environmental & Estate Rules & regulations;
  • Liaison and communication with homeowners;
  • Manages and controls special projects, from planning to completion as approved;
  • Attends to maintenance, repairs & upgrades to all relevant pumps, motors, generators etc;
  • Arranges for maintenance of Electrical Sub Stations;
  • Prepares progress, financial and feedback reports to management on required issues;
  • Implements and controls department spends in line with approved budgets;
  • Manages, coordinates and delegates staff as well as implements work schedules;
  • Conducts Health & safety checks and meetings per company requirements;
  • Stock, equipment and asset control and management;
  • Arranges for contractors to attend to issues that staff are not qualified to attend to;
  • Ensures work completed by both staff & contractors are completed to the correct standards & specifications;
