Within each bedroom count there are several tiers: Standard, Classic, Superior, Deluxe, Luxury, and Premier at the top. The tier reflects the level of modernisation, finishes, and features. A Standard villa is functional and well-located. A Luxury villa typically includes a private swimming pool, air conditioning throughout, and full kitchen appliances. The difference between a Classic and a Superior, for example, is mainly about renovation and finish quality — Superior villas have been modernised more recently and tend to feel newer and more spacious.
For couples, a 1 Bedroom Superior or a Bachelor Studio gives you everything you need without paying for space you will not use. For a family of four to six, a 3 Bedroom Classic or Superior is a solid choice. For larger groups or multi-family bookings, the 4 and 5 Bedroom options make more financial sense than booking multiple smaller villas, and they tend to have more social outdoor space.
Views across the estate vary significantly. Golf-facing villas look out onto the fairways, which is a particular draw for golfers who enjoy watching play from the deck. Estate-facing villas tend to offer garden and conservancy views, which are quieter and more private. Sea-facing villas are the most sought-after, offering Indian Ocean views from the terrace or from the upper level. Sea-facing villas book out the fastest at any time of year, including during the quieter May period, so if the view matters to you, book as early as possible. As a villa guest you have access to San Lameer's two Blue Flag beaches, Marina Beach and Trafalgar Beach. Marina Beach is close to the Mpanjati River mouth and lagoon, with its own tidal pool. The Meersig Pool has water slides and sprinklers designed for children, while the Hotel Pool is the more relaxed adult option with sun loungers and umbrella seating next to the restaurant.
